Extension and renovation in Albion Park

Scope of Work

In the second half of 2020 we assisted a client with a rear extension of his home. Our client wanted to give a facelift to his 1960s house and to add a second bathroom, a more open plan kitchen/dining area as well as a larger veranda to make entertaining easier.

He gave us a specific Scope of Works which enabled us to accurately quote and construct to his budget. The only variation occurred due to more asbestos removal required than could be estimated during quoting.

The Scope of Works included extending off Bedroom 2 to turn it into a master suite with ensuite and walk-in wardrobe. This took the location of the existing laundry so we added on a new laundry with outside access off the new rear deck.

We demolished the existing rear veranda and replaced it with a larger deck and covered area. We built the rear deck higher than the old veranda which did away with the step down from the kitchen door. The new roof was finished with Colorbond (Basalt, Deep Ocean and Thredbo White sourced from Vollers Pty Ltd) and was lined to give a clean finish.

The larger floor space created a small entertaining area and steps built around the entire veranda created safe and easy access to all directions of the back yard. We finished the deck with 140mm Greystone Ekodeck Plus sourced through Bunnings Warehouse.

We also assisted our client by making structural changes to prepare for his new kitchen installation. The original kitchen was accessed via an archway in the hallway and a swinging door from the dining room. We blocked off the archway. We installed a new support beam and removed the existing wall and swinging doorway into the dining room which opened up both the kitchen and dining. This created a brighter, airier feel for both rooms.
